KHP have an extensive knowledge of the rental sector and let and manage a substantial portfolio of properties in Kent.  We can assist with the letting of all types of property from one bedroom apartments to country homes or portfolios.

Depending what stage you are at we can offer telephone advice or arrange an appointment to appraise the property.  Professional advice will be given on the achievable rental value and all other aspects of the proposed tenancy.

The location, condition, size and standard of the fittings provided are all factors that will be considered.

Properties can either be let furnished or unfurnished (unfurnished with white goods is most popular) and the rent is exclusive of all outgoings.  We offer two levels of service for landlords:

Tenant Find

This service is suitable for those who are willing to manage the property themselves and collect the rent.  We will find the tenants, undertake references, produce and execute the tenancy agreement, administer the deposit, produce a professional schedule of condition.  Additional services such as Rent Protection Insurance and gas safety certificates can be arranged at an additional cost.

Full Management

This service is suitable for those who want to be hassle free.  For a monthly fee we take complete management of the property and tenancy.  A summary of the services covered under full management are:

  • Thorough tenant referencing
  • Preparation of Assured Shorthold Tenancy Agreements (or company let if needed)
  • Preparation of schedule of condition/inventory
  • Registration of deposit/Creation of Nil Deposit policy
  • Notifying utilities of change of occupancy

  • Collection of rent and subsequent transfer
  • Detailed monthly statements
  • Rent protection cover (T&Cs apply)
  • Managing tenancy related issues
  • Preparation and service of all tenancy related notices

  • Arrangement of maintenance and repairs
  • Arrangement of annual gas safety check
